Hydronic radiant home heating has many attractive advantages compared to air based heating. Heat transfer from water to air occurs 3,500 times more quickly than heat transfer from air. Thus hydronic home heating is more energy efficient and this translates to a savings in dollars. Families who have decided to use hydronic home heating must consider whether they want to use a tankless water heater or a central boiler to heat the water for their hydronic system.
Some of the major advantages of using a tankless water heater relate to fuel saving and economy. One of the dangers of most boilers, is their tendency to heat up water to the required temperature too rapidly. When the water reaches the proper temperature the boiler cuts off, and this leads to repetitive energy consuming rapid short cycles. The tankless or modulating water producing system, only operates when it senses water flow, and thus saves fuel.
When choosing a tankless heater for the home’s hydronic radiant heating needs, it is important to consult with the manufacturer of the radiant heating system to determine the out put requirements for the water heater, and to choose the proper tankless heater accordingly.
Generally, tankless heaters will not work if the incoming temperature from the hydronic system is above 100 degrees, so that must be checked as well.
One drawback to the tankless heaters is their life expectancy. The average cast iron boiler lasts 30 years or more. The average tankless water heater, when used for producing hot water alone, lasts for around 20 years. At least one online plumbing expert believes that if used for heating purposes alone, the tankless heater will last longer than 20 years. In return for the shorter life span a home owner can expect reduced energy costs and space economy.
Unanswered questions concern the quality of the drinking water produced by a combi-tankless heater, (a tankless heater used to produce both domestic hot water and home radiant heat). Reports touting the combi boilers praise the fact that with the combination tankless heater, water in the heating loop is frequently replaced, and therefore there is no chance for corrosive build up in the hydronic heating coils. But what happens when water goes through one or more hydronic heating cycles and then come out to be used for consumption. Has the water picked up microscopic deposits, which come out with the drinkable hot water? Secondly since the heating system is triggered by water flow, how efficient is the heater in low flow situations?
These questions and more, will only be cleared up as more and more consumers report on their experiences with the combi-tankless heater. Thanks to A-1 Plumbing of Baltimore for producing this report. A-1 is a Baltimore plumbing company that specializes in plumbing heating

When purchasing a home, check closely at the sump pump and drainage system, as well as ask your building inspector to focus on those areas in a separate walk through in the property. It is important to check your sump pump on a regular basis to make positive that it is in proper working condition. Take off the cover and slowly pour water into the sump reservoir. Watch for the “float” to go up and trigger the actual pump. Once the pump motor is engaged, the water level would quickly lower and the float switch will shut off the pump.
Stuck float switches & pump failure are the #1 sump problems. If your float is stuck, or the pump motor does not work, the sump will not come on and will not likely discharge the water. Some amateur plumbers are daunted by the prospect of cutting and joining pieces of pvc pipe. But truthfully, as one online plumber pointed out, this is not as difficult as it may seem, provided you have the proper equipment and technique.
Many people use a hack saw to cut PVC pipes. This works quite well. However, at least one video plumber switched from a hacksaw to a hand held ratcheting tool, and was pleased with the change. When cutting the pipe with the ratcheting tool, the pipe is held in the tool’s teeth, and the operator squeezes the tool as with any other hand help cutting tool. The device makes a nice cut.
AskThePlumber.com had this important tip. The key to successful joining of two plastic pipe piece is to make sure the smaller piece fits snugly and completely into the opening of the second piece. To accomplish this, you want to make sure that the ends of the cut piece are even. After you’ve cut a piece of PVC pipe, you don’t want to have jagged ends or ends that are sloped. Their favorite way to do this is to use a miter box saw. The miter box saw will cut the pipe at a perfect 90 degree angle every time.
Not all situations are the same in plumbing, and various specific problems will call for various strategies to best cut the piping. Sometimes, for example, the pipe runs along the inside of a wall facing a room in the house. In a situation like this, you might be hesitant to use the power tool, lest the tool slip and cut through the wall. Bob Schmidt from the plumber’s workshop provided a neat trick for cutting the pipe in this situation.Take a tough nylon string and wrap it around the PVC pipe. Grip the string in both gloved hands. Then pulling on first one end and then the other, work the string back and forth. This motion will cause friction against the PVC pipe, causing heat which will melt the plastic. In a few seconds the string will completely cut through the pipe.
A problem might arise if a pipe protrudes out from the wall, and you wish to cut it flush to the wall. In this situation you can use a tool called the Dremel Multi Max tool. This will allow you to cut the piping without in any way endangering the wall.
Other tools plumbers use to cut PVC pipe include saber saws a jig saw or a rotary tool.
Another important tip. After finishing the cut you should be sure to clean the burrs. However, do it with a knife and not sandpaper, as sandpaper will take away too much of the plastic piping and cause the ends to join unevenly.

How do you dry a flooded basement – yourself? That is a regularly asked question by home owners everywhere, especially if the flooded basement was caused by rain or rising water tables that typically is not covered by insurance. Home owners would call and ask can we dry our flooded basement ourselves? That’s a nice question and the answer is yes, but there are a few very important guidelines that must be followed. There are five basic steps to dry a basement flooding Michigan.
Step one – Create a flood-connected safety inspection. Check for any hazardous conditions such as structural harm, electrical hazards, pathogenic bacteria, mold and mildew. If any hazards are found they must immediately dealt with. Verify to what extent the water has truly migrated into your flooded basement sterling heights using a moisture meter. You’ll be able to purchase a terribly cheap version of what the professionals us at the Lowes or Home Depot.
Step 2 – Move or elevate any and all building contents that might be permanently damaged. Remove as much water as possible via pumps and once the water gets right down to where a pump won’t work, vacuum the rest of the water up with a transportable extraction unit. You can rent a moveable extraction unit at our local rental store or purchase a wet and dry vacuum at your native hardware store. Each will do the duty, but the transportable extractor will work better, typically, because that it holds more water and that the drain valve typically is ready thus you will drain the water directly into a toilet or a five gallon pail. The wet and dry vacuums are far more and more tough to get the water out of.
Step three – Remove the carpet padding and eliminate it. Carpet padding is that the most troublesome to dry, professional water injury restorers nowadays have specialized equipment to save most of the carpeting padding, but as a ” diy ” (do it yourself), simply removed it. If you do not, what can happen in a very few days once following these pointers, your carpet can feel dry but the pad can still be wet. (If flood is caused by a sewerage backflow, discard the carpet as well for it can not be salvaged). To remove the carpet pad, go to a corner of a area and with some needle nose pliers grab a piece of the carpet and gently pull up. This can disengage the carpeting from the tack less strip holding it down. Pull the carpeting back as so much as you’ll be able to and then cut out the water soaked padding. Do this from all four corners until you have removed all of the padding.
Step four – Disinfect your flooded basement macomb MI: Visit the shop and purchase Pine Oil and Clorox Bleach. (Look on the bleach container for the correct dilution rate for disinfecting) Use a pump sprayer to use the bleach mixture on all hard surfaces to include flooring and the walls up to the peak that the moisture meter indicates is wet. For the carpeting, do not apply the bleach solution, but rather have it professionally cleaned once the carpet is dry. Use the Pine oil disinfectant on all non porous household items. This application of disinfectant can facilitate forestall the growth of mold.
As an alternate to the store bought disinfectants, check on-line for a local distributor of water harm or janitorial supplies, both can sell disinfectants that you can use on all surfaces.
Step 5 – Founded Air Movers & Dehumidifiers. Your last goal to dry a flooded basement is to make an artificially dry environment. The drier the air in your flooded basement, the faster your home will dry out. To realize this, dehumidifiers and air movers (special fans) are utilized. The air movers’ job is to pull moisture out of your carpeting, drywall and framing fabric and place this moisture into the air. It’s then the dehumidifiers’ job to pull that now moist air over its coils; water condenses on the coils therefore dehumidifying the air, “drying it out”. The condensed water is then collected or pumped away. Issues can occur if you have got an excessive amount of or too little air movement and not enough dehumidification, this may cause problems. If a water broken structure has too much air movement and not enough dehumidification, there is the possibility of secondary damage happening. Secondary damage is the result of extremely high relative humidity, which can cause: damage of books and electrical instruments; warped doors, drawers, and ceilings; peeling wallpaper and even corroded metal. On the opposite hand, if you use not enough air movers, it can prolong the drying process. The longer the water is present, the higher the probability that there will be harm to structural components – sheet rock disintegrating, framework warping, carpet backing rotting, etc.
In the most effective of circumstance, a flooded basement ought to have approximately one air mover for every ten linear feet of wet walls. You may even would like a dehumidifier capable of handling the amount of water that the air movers are going to place in the air. If you already have a dehumidifier (and the flood may be a little space) what you can do is use the outside air as a natural dehumidifier. Watch the native weather forecast, if there is a day when the relative humidity is very low, open up all of your windows. Nature is always the most effective dehumidifier when the conditions are right. Then shut the windows if the humidity rises. This is known as an “Open Drying System”. But if your flooded basement is large space, you may have to go to your local rental store and rent a giant business grade dehumidifier, because that an Open Drying system will not always work. If the weather where you reside is anything like it is here in Boston MA, 1 day it will be sunny and the subsequent day rainy, with 95% relative humidity outside.
How do you know when you ought to call a Water Damage Professional to dry your flooded basement?
Most water damage restoration firms rent their drying equipment at the identical prices as your local rental center does. If the water damage in your flooded basement looks a little overwhelming, call in a professional. The price may be a little higher than doing it yourself, however you’ll be hiring certified technicians will bring with them their experience to make sure that everything is done efficiently therefore removing the questioning of oneself, did I dry my flooded basement properly?

One of the most important plumbing pipes in the home doesn’t carry water it carries air. I am talking about the plumbing vent line. The piping that goes out from the house to the sewer line is called the drain, waste vent system, or DWV. This pipe provides for the outflow route of water from sink drains, plus waste from toilet. The vent line is responsible for maintaining stable air pressure in the outflow pipe, which has important implications.
When drains are not in use, they are full of air. At the far end of the drains, in the sewer, there is likewise lots of air. But this air, in the sewers, is foul and must be prevented, at all costs, from refluxing into the house. The plumbing fixture that prevents this from happening is the “plumbing trap.” Plumbing traps are “P” or “S” shaped curved sections of the outflow drain that contain water in the curved bottom of the segment. They can be seen below the sink. The water, which collects in the curved segment of the pipe prevents reflux of sewer gases. A crucial function! When the sink drains, the newly draining water pushes the old water out of the trap and down the pipe and some of the newly draining water takes its place and will now fill the curved part of the plumbing trap and protect the house from the entrance of sewer gas.
But there is another danger we need to consider when thinking about air fluxes in the drain system. As the bolus of water flushes down the drain from the toilet, sink tub or shower, it pushes the air in the drain system before it and out the pipe. This subsequently creates a reduced air pressure in the pipe slightly beyond the water trap. If nothing is done about this reduced pressure, it will serve to pull water out of the trap through a siphoning effect, and allow sewer gas to pass into the house.
This dangerous event is prevented from occurring by the plumbing vent pipe. The vent pipe leaves the drain in a perpendicular direction, and through a series of parallel connections, rises to the roof and exits form the roof through the tiny vent tube that I described above. When air pressure in the drain system lowers, than air is sucked into the house through this vent pipe, and that equalizes the air pressure in the drains, and prevents backflow of sewer gases.
The air vent system works marvelously to prevent dangerous pressure changes in the pipe system, except when the roof vent pipe gets clogged by dead animals, ice, snow, or leaves. Sometimes air vents get clogged. They may be clogged by ice, snow, dead animals, or leaves. When this happens, the air fails to equalize in the system and the householder will begin to hear a strange gurgling sound in this drains, which actually corresponds to the siphoning taking place as water is pulled out of the traps. When a home owner hears this sound, he must call a plumber to clean out the vent, as the entrance of sewer gas can be dangerous.

When a plunger won’t unclog a drain, both amateurs and professional plumbers alike turn to the auger, also known as the plumber’s snake.
The plumber’s snake or auger, is a flexible coiled steel wire that feeds into a drain, whether toilet, sink or tub. The operator advances the wire by turning a crank on the tool and as the wire advances it enters into the clog like a corkscrew going into cork. The auger can then pull back on the clog and bring it out or break up the clog, allowing the small parts of it to be flushed down the toilet. The auger can also scrape buildup along the sides of the toilet drain as it advances or retracts.
There are several types of plumber’s augers, and when using an auger it is important to use the proper type. The auger for a sink and tub is called a hand auger. It has no plastic shield at the tip, and its wire is thin. If someone tries to use a hand auger for the toilet, the tip may scrape off the enamel in the toilet bowl, and the think wire may easily become coiled in the toilet. And even if used successfully, the hand auger, would, under those circumstances, transfer toilet bacteria to the sink or tub on its next use, also an unsatisfactory outcome.
The closet auger is named after “water closet.” A European name for bathroom; it is conveniently L or J shaped. The foot of the J or L inserts into the toilet bowl. The foot of the “J” or “L” shaped closet auger is plastic coated so it will protect the toilet enamel. This is another reason not to use a hand auger in the toilet; it won’t have the plastic protection on the end of it. The wire is advanced by turning the crank clockwise.
The professional model heavy duty drum auger comes with an electrically rotating head that can cut through roots and other hard obstructive material. If used improperly, it can break apart a plumbing pipe, so it must be used with caution, by someone who knows what he is doing.
Professional plumbers monitor the progress of a declogging by observing changes in the water level in the bowl, and cautious flushing. They are careful not to force the auger in or out.
If an auger cannot break up a clog, it is best to call a plumber. By determining how far you were able to advance the auger, you can get some idea of how far into the drain the clot is located.
There are a number of instructional videos on how to use a plumbing auger. http://www.youtube.com/watch?v=FY97SOEeC9o&feature=player_embedded
A viewer will soon see that there are many tricks to using an auger, and if one is unsure what he is doing, it may be wise to call a plumber.
